How long does it take to sell a house for cash in Utah? About 7 days, or the date you pick.
Each stage has a day count, and most of the days go to paperwork that nobody at the table controls. You can see which ones before you sign.

It takes about 7 days from a signed contract when the title is clean, plus a day for the offer, so roughly a week and a half from your first call to money in your account. If you need time to move, you can pick any date up to about 60 days out. What adds weeks is probate, a federal tax lien, or a signature nobody can get.
How long does it take to sell a house for cash in Utah, start to finish?
About 7 days from the signed contract to the closing, when title is clean and everyone on the deed is ready to sign. Add a day or two before that for the call, the walkthrough and the written offer, and the whole thing fits inside two weeks.
That is the fast end, and you do not have to take it. You pick the closing date, so the same sale can just as easily take 30 days or 60. If you are working to a deadline, the deadline sets the date, and the paperwork usually fits inside it.
On the fast schedule, the days fall like this:
- Day 0. You call or send the address. Someone calls back within one business day.
- Within 24 hours. A written offer, one number with the figures behind it.
- Day 1 or 2. You sign, and the earnest money goes into escrow at a Utah title company.
- Days 2 to 6. The title company searches the records and orders the payoffs.
- Day 7, or your date. You sign the closing papers, the deed records, and the money is wired.
What happens in each stage, and how many days does each one take?
Eight stages, and only two of them need much from you: the first call and the signing. The rest is work for us and the title company. For a house with a clean title and a mortgage the sale pays off, the cash sale timeline runs like this:
| Stage | What happens | Who does the work | Days |
|---|---|---|---|
| 1. The call | The address, the condition, who lives there and your move-out date | You, about 10 minutes | Day 0 |
| 2. The walkthrough | One visit, and only when the records leave a question | Us | Day 0 to 2 |
| 3. The written offer | One number, with comparable sales, repairs and resale costs written out | Us | Within 24 hours |
| 4. The contract | You sign; the buyer’s earnest money goes into escrow | You and the buyer | Day 1 to 2 |
| 5. Title and payoffs | Title search, a title commitment, payoff statements from your lender and any lienholder | The title company | Days 2 to 6 |
| 6. Settlement | You sign the deed and closing papers, at the title company or with a mobile notary | You, about an hour | Day 7, or your date |
| 7. Recording and funds | The deed records with the county recorder and your money is wired | The title company | Same day, or the next business morning |
| 8. Keys | You hand over the house | You | On recording, or the date in the contract |
Two Utah words cause most of the confusion at the end. On Utah’s state-approved Real Estate Purchase Contract, settlement is when both sides have signed and delivered the documents and the money to the title company. Closing is settlement plus any loan funding plus recording the deed with the county recorder. The form gives those last steps up to four calendar days after settlement. With no lender to fund, there is nothing to wait for, so a cash sale usually settles and records the same day.
So how long does a cash closing take? About an hour at the table, and the money follows when the deed records.
What adds days: title problems, probate, liens, tenants?
Paperwork nobody at the table controls. A clean house with one mortgage closes on our usual timeline. Each of these adds time, and most of them add it whoever buys the house:
| What turns up | Typical extra time | Why |
|---|---|---|
| A slow mortgage payoff statement | A few days | Your lender has to send a payoff figure good through the closing date |
| An old judgment, contractor’s lien or forgotten second mortgage | Days to a few weeks | Someone has to produce a payoff and record a release, and a creditor that has gone out of business takes longest |
| A Utah State Tax Commission lien | A few extra days | The payoff figure has to come from the Commission, and it grows with interest |
| An IRS federal tax lien | 45 days or more | IRS Publication 783 asks for a discharge application at least 45 days before closing |
| An owner who has died | Months, until the court appoints a personal representative | Nobody can sign until then; after that, the house can often sell during the roughly three-month creditor window |
| A tenant | None if the buyer keeps the tenancy; at least 15 days if it must be empty | Utah’s notice to quit for a month-to-month tenant is 15 calendar days before the end of the rental period |
| A co-owner, spouse or heir who has to sign | As long as they take | A mobile notary can take the papers to them anywhere |
| Owing more than the house is worth | Weeks to months | The lender has to approve a short sale, and that is the lender’s decision |
Each of these has its own page. The tax liens are in our post on selling a house with a tax lien, the inherited house in our guide to selling during probate, the tenant in selling a house with tenants, the spouse in selling during a divorce, and the short sale in our homeowner relief options.
None of them stops the clock from starting. The title company orders every payoff the day the contract is signed, so a lien that takes two weeks to release is two weeks from the start, not two weeks after everything else.
Can you close in 7 days, and what has to be true for that?
Yes, in most cases, when five things are true. How long to close on a house with cash comes down to the paperwork, so check the list before you pick the date:
- The title is clean, or the only things on it are debts the sale pays off, such as the mortgage and the county taxes.
- Everyone on the deed can sign this week, in person or with a mobile notary.
- Your lender sends a payoff statement when the title company asks for it.
- There is no probate, no federal tax lien and no short sale, which each have their own clock.
- You have somewhere to go, or a written agreement to stay on for a short while after closing.
One federal rule applies whoever buys. If the house was built before 1978, the seller has to give the buyer a lead-based paint disclosure, and the buyer gets 10 days to have the paint inspected. The EPA’s disclosure rule lets the buyer waive that period in writing, and a cash buyer who has already priced the house as it stands has little reason not to.
The buyer also has to actually have the money. Some companies that advertise cash sign a contract with you and then sell the contract to an investor before closing, and the closing waits until they find one. Ask for proof of funds and how much earnest money goes into escrow, and when. Our page on companies that buy houses lists the questions worth asking any buyer, us included.
Can you pick a closing date two months out?
Yes. Up to about 60 days is routine, and plenty of sellers choose it: to finish a school year, to wait for a new house to be ready, or simply to move once instead of twice. The contract carries the date, and the earnest money sits in escrow until then.
Take a Murray couple, hypothetically, who own their house outright and are moving to St. George to be near their daughter. They accept an offer on a Monday and the title comes back clean on Thursday, so they could close the following week. Instead they pick a date 45 days out, after the new place is finished, and keep living in the house until then. On that date they sign at the title company in the morning, the deed records, and the money reaches their account that day or the next business morning.
A later date has two costs worth knowing. You keep paying for the house until closing: the mortgage if there is one, the utilities, and the insurance, which should stay in force until the deed records. And your share of the year’s property taxes is worked out to the closing date, so a later date means a slightly larger share. Neither is a reason not to wait, but both belong in your budget.
Staying on after closing instead takes a separate written agreement. Utah’s standard contract has a line for handing over the keys on recording, or a set number of hours or days after it, and it says any rental before or after closing is a separate written agreement. Whatever contract you sign, ask for the same thing.
How does the timeline compare with a listed sale?
A listing usually takes 3 to 4 months from the decision to sell to the money, and a cash sale about 2 weeks, or whenever you choose. The difference is almost all in finding a buyer and waiting for their lender.
| Stage | Listed with an agent | Cash sale |
|---|---|---|
| Getting ready | 1 to 3 weeks of repairs, cleaning and photos | None. The house is bought as it stands |
| Finding a buyer | Utah’s median time on market was 65 days in August 2026, in Realtor.com’s figures published by the St. Louis Fed | A written offer within 24 hours |
| Contract to closing | Purchase loans averaged 36.8 days to close in March 2026, the fastest on record, according to ICE’s Mortgage Monitor; 30 to 45 days is normal | About 7 days, or your date |
| Where it can fall through | The buyer’s inspection, the appraisal, the loan, or the buyer’s own house not selling | Title problems, which would stop any sale, or a buyer who never had the money |
| Deadlines in the contract | Four on the Utah form: seller disclosures, due diligence, financing and appraisal, settlement | Settlement, on the date you pick |
| From the decision to the money | Roughly 3 to 4 months | Roughly 2 weeks, or your date |
On a house in decent shape, the extra months a listing takes usually buy a higher price, and if you can carry the house for that long, an agent will usually net you more. We say that on the phone too. How much more, on a worked example, is in our post on how much below market value cash buyers pay, and the first 24 hours of a cash sale are laid out hour by hour in our post on fast home offers.
Questions people ask
How fast can a cash sale close?
About 7 days from a signed contract, when the title is clean and everyone on the deed can sign. The title search and the payoff statements set the floor, not the buyer’s money. A lien, a probate case or a slow co-owner pushes it out, and a straight buyer tells you on the first call if they see one coming.
Do I need an inspection for a cash sale?
No. There is no lender, so there is no appraisal and no inspection the sale depends on. We walk the house once and price it as it stands. The one rule that still applies is the federal lead-paint disclosure on a house built before 1978, and the buyer can waive its 10-day inspection period in writing.
How long does title work take in Utah?
Usually a few business days for a clean title. The title company searches the county records, issues a commitment that lists what has to be paid or released, and orders the payoff statements. Old liens, an owner who has died, or a federal tax lien stretch it into weeks.
When do I get the money after closing?
The day the deed records, or the next business morning. The title company wires your proceeds from its escrow account after paying off the mortgage and any liens, or issues a cashier’s check if you prefer. The money comes from the title company, not from the buyer, which is the point of using one.
What if I need to stay in the house for a while after closing?
Say so before you sign. The simplest route is a later closing date, because you stay as the owner. If you need a few days or weeks after closing, that goes into the contract as a written agreement to stay on, with an end date. Our cash offer page covers how we handle it.
A cash sale is the fastest route because there is no lender, no appraisal and no buyer’s house to sell first. What is left is the paperwork, and that starts the day you sign. If you have months and a house in decent shape, list it. If the calendar is the problem, get your cash offer and pick the date. It costs nothing and comes in writing, and you are free to say no.
